Selling a home is not an easy process. Some people are under the notion that hiring a real estate agent will only cost them money but little did they know, it would cost more to sell their home on their own. A real estate agent has the expertise and can be able to sell your home quickly and can help with the entire process.



Here are the common 8 mistakes sellers make when selling their home or otherwise known as FSBO:

1. Pricing their home

If this is your first time to sell your home, you are probably not aware of the current market which means that you might under or overprice the value of your home. Also, if you have just recently upgraded a room, not all people will appreciate the “upgrade.”

2. Photos

Remember the saying “a picture is worth a thousand words?” this is very well true with home selling. Photos also make or break the sale of a home. FSBO would normally use regular photos. Agents, on the other hand, use a professional photo service in order to showcase the feature of your home.

3. Time commitment

Will you be able to commit the time for any last minute home showings? Of course, you also have a regular job which means that more likely you will be unable to turn up which will be lost opportunity. Unlike when hiring a real estate expert, your agent will be able to accommodate any potential customers at any day and time.

4. FSBO sellers are unable to screen buyers

Buyers will usually hesitate to disclose financial information to FSBO sellers. Unlike when you have hired the service of an expert, they have the capability to screen out buyers who can afford to buy your home. This will weed out unrealistic buyers and help you to focus on the more important aspect when selling your home.

5. Emotions are usually attached to the home

This is another hurdle with FSBO sellers – they let their emotions get in the way when dealing with the selling process. We understand that this is the home where you spent half of your life with, but buyers do not look at it that way. Emotions, oftentimes cloud our judgment which can be another reason why sellers do not get the correct or fair value of their home.

6. Home showings

While this is their own home, FSBOs are not usually able to answer buyer questions well. It is best to just leave it to the expert as this might lose the buyers interest and move on to the next home for sale.

7. Marketing the home

You might think that putting up a “For Sale” sign will do the trick. It does not work that way. Agents have access and have the connection with other agents which can help leverage the sale of your home. While the emergence of technology such as online listing, fliers, social media, etc. which could lead for more interested buyers into your home but the process of filtering capable buyers can be done easily by a real estate agent.

8. They don’t work well with buyer’s agents

Homebuyers usually have a real estate agent and these experts usually find it difficult dealing business with an FSBO seller since it requires extra effort and time.
