Renovations That Can Decrease the Value of Your Home

Renovation can be a good thing. It could be a start of something new or simply making the most of a room. However, some renovation can do more harm than good – but I am talking about depreciation in the value of your home.  People would think that renovation prior to selling would appreciate the value of their home. However, some renovation can mean decrease for your home’s worth compared to other home’s value within your neighborhood.

Here are some common renovation blunders that most homeowners make and hopefully avoid the same mistake.

Removing a Bedroom

The notion of removing a bedroom with the hopes of expanding a current one is a mistake that a homeowner should avoid. The more number of rooms your home has, the better the value of your home is. Nowadays, people are no longer interested with rooms that resemble hotel luxury suites. This is because people would want something to utilize the other rooms such as a home office or it can be a storage room for clothes, etc.

Another factor is that if you have a master bedroom which is located in the first floor and homeowners do not have to deal with the stairs would mean higher value for your home. So it is best to keep it that way.

Removing Closets

Closets are precious storage spaces. You will see that most buyers would walk in a home and count how many closets a property has. Would you want to use a piece of furniture to hold your clothes with? I guess that would not be such a pretty sight. People need closets.

Removing Garage to Convert Into a Living Space

Some people would want their cars that they would like to put a roof over. If you remove the garage, it would make the property less appealing. Garages are not just utilized for the homeowner’s vehicle but it can also be a great place to hold room for different things. The garage is a valuable storage space where people see that as one important factor in buying a home.

If you are planning to convert the garage into an extra bedroom, office or family room, it is best to leave the garage doors on the outside so that in case you have decided to purchase the property, you can easily turn it back into a garage without too much hassle.

Too Much Wallpaper

As it is too much work putting wallpapers on, so does the removal process will be. Too much wallpaper can be a huge turn off for potential home buyers as they would consider this as something that can involve them to the job of removing it.

People have different taste and preference. If you find that wallpaper can be good for you home, you can do so. Just make sure that you remove it and turn it back to its original state prior to selling.
For real estate advice, it is best to contact a professional to help you make an informed decision.
