Autumn Home Buyers and How to Appeal To Them

Traditionally, people who have decided to sell their homes usually put their property off the list during the autumn season. The idea was because most people who are likely to purchase a property are couples or families who are looking to move in just before the school starts in September and the chances of getting their property sold is slim. However, since times are changing and so does the real estate market is, there is no reason why you should not list your property during fall.

Knowing how to market and who to market your property is a great idea because you would be able to recognize your potential buyer. Plus, another benefit of listing them in the market during this type of season is you will get less competition compared to people who are putting them out on the market during spring.



Nowadays, it is not just new couples or people who are starting to build their families are your potential buyers. Here are also two of another type of buyers you can market your property – these are the millennials and empty nesters. But how can you be able to market to these types of consumers?

Millennials – these are the people belonging to the Gen Y – which are career-focused (read: busy) and tech-savvy (read: convenience). With these type of profile that most Gen Y possess, they are the ones who usually look up into listings using their mobile phones or laptops and would prefer to be able to see the home at their own convenience. This also means that you would have to make sure that your home is ready for viewing and in great shape at all times. Also, be ready to accommodate them as they prefer to see the home in their own time frame.

If you would like to attract millennial buyers, it is advisable to have great looking photos for your listings – without great images to present your property online, they wouldn’t even bother to contact you, no matter how good your description is with the home. If possible, hire a professional photographer to take good pictures of your property.

Empty Nesters – opposite to the millennials’ way of communicating, these are the people who would like to carefully look into the property rather than rushing into things. This is because they have been through several financial and housing crises so they tend to be more cautious about buying a property.

Most empty nesters are looking into downsizing their property so they usually prefer to sell their current home first before buying a new one or they need to take a loan towards their existing home before they purchase. It is best not to rush them and allow them to make decision in their own time otherwise they would walk away especially if they feel that it could give them so much stress.

Empty nesters prefer homes that need little or no maintenance. However, as a seller, you should be able to know and adapt to your buyers’ or potential buyers’ needs and buying habits. This way you can be able to sell your home quickly regardless of what the season is. There is no need to take your listing off the market at the start of the season and wait for spring where competition is stiff based on common norm or knowledge that prospective home buyers are on the lookout during these times.

Regardless of what type of buyer you attract, it is also good to prepare or stage your home relative to the season. You can do so by using seasonal scents, emphasizing comfort, warming up the walls with autumn colors and arranging furniture to create emphasis or draw attention to the fireplace in the living room. This will create a feel of coziness and add appeal to potential buyers.
