Seller advice – Staging your home

One of the most important things before you decide to put your home out in the market is to make sure that they are staged properly. Staging your home will be able to help or promote to sell your home fast and get the right value for your property. However, not at all staging process can do good but rather cost you more money. 

Staging your home does not mean that it should be that expensive or even hiring a home stager. Here are surefire DIY ways on how you can make your home presentable and inviting to potential buyers without having to break your bank or go over your budget. First impressions matter as they will create a long and lasting impression to buyers. Staging your home can visually linger into buyers’ mind so you would want to promote a warm and homely environment for them since buyers tend to become really picky because just like any other consumer you would want to invest your hard earned money into something valuable.

Add curb appeal – when you invite someone into your home, say for an open house or viewing the first thing that can see is the landscape. You can boost curb appeal by keeping bushes and lawn trimmed and neat; you can also plant flowers, etc. and clean up flower beds as well. You can also spruce up the exterior by adding a new doormat, new house numbers and a new mailbox. You can also paint the front door as this is also the first thing that welcomes them inside your property.
Paint – sounds really simple, but could make such huge difference. After having lived in your home for a few years, getting a new paint job could provide a great make over to your home. Another great tip is by going neutral would help buyers to decide better because not everyone would appreciate having either purple or red walls for their bedroom. 

Replace cabinet and lighting fixtures – Due to normal wear and tear, this little stuff matters as it would give it an impression that the house is well-kept and maintained. This will also provide a maintenance check to see if there are any bulbs, lighting or switch that are no longer functioning and can be repaired immediately. 

Clear away clutters and junks – You can be a bit nostalgic, however buyers won’t be able to appreciate excess clutter or junk lying around the house. Since you will be moving anyway, start packing up some stuff which will be irrelevant to the selling of the home. This also provides more space which can create a good visual representation for the buyers on how they can decorate the home should they decide to purchase it from you. This is also another way to de-personalize by getting rid of “you” inside the home – this means get rid of photos, CDs and other personal belongings. This will enable your potential buyer to look through the entire space.
Furniture – You can either remove unwanted and unattractive pieces of furniture to create more space and just like the latter, it will help buyers to see how the house actually looks like and let them appreciate the space more.

Clean, clean and clean – This might sound really redundant but you should keep the place sparkling clean and polished. Smell is also important so deodorizing is also a great way to stage your home inexpensively. Every corners of the home should be spotless. When buyers walk in your home and see that it smells something or disorder, they would get turned off and fail to see what beauty the home can offer.

Defined purpose - Make sure that each room has a defined purpose, this way it will enable them to know and again visualize what purpose they can use for a specific area in the home. If you have used a spare bedroom for an office, best to put it back into its original purpose. 

Replace old carpets – This is something that might be able to allow you to spend money but if you have hardwood floors underneath, it would be great to keep them exposed. 

This actually seems to be requiring too much legwork; however this has been proven to be an effective and inexpensive way to stage your home properly to be able to sell your home fast.
