What Should You Know While Staging Your House

The other day while I was showing my buyers some homes, I couldn't help but to compare notes mentally about how each home differed from the other simply by their staging.
I often watch my buyers reactions when entering a home to determine if they are going to like the rest of the home. Once my buyers start "aww-ing and oo-ing" I can almost guess that 95% of the time they are going to make an offer.


One of the key factors to getting a buyers to have that wonderful reaction, is making sure your home is staged well to welcome them into the home. Even though we are in a "Seller's Market" it's still important to make your home as appealing to a buyer in any market. Make your home look brighter, bigger, and more desirable than ever. If you are not savvy when it comes to decoration, follow these tips and rejuvenate your house.

5 Tips for Staging Your House

  • A Fresh Start is Important: As they say, the best approach is to start fresh and go with a clean slate. Cover every single detail including cleaning light switch covers, deodorize carpets, window covers, and any detail that you can think about.
  • Get rid of Clutter: Would you be able to picture your family in a house full of the owner’s family photos? Not so likely, it is important to remove any personal decoration items including custom furniture or celebrity posters. However, you might leave some neutral items like a small plant, lamp, or a book. When you decide to put your home on the market, is when you must learn to emotionally detach from the home.
  • Scale down on Furniture: A room full of furniture might look comparatively smaller or even less valuable to the buyers. It might help to remove one or two pieces of furniture, so that surface area is visible. It will maximize each room and might even increase its value.
  • Set the stage: When it comes to the day of staging, a welcoming house is what you should aim at. Add some fresh logs to your fireplace and replace dining table centerpiece with fresh fruits. If you have a study room, place a chess game, which is in progress. Change curtains and let more light come in for a brighter look. Create a luxurious bathroom by adding towels, guest soaps, and shower curtains. Remove any odor from the house, especially if you have pets in your home.
  • A grand entrance is crucial: During the winter months in Alaska, this could be a bit challenging. So during the winter make sure your driveway is plowed and the walkway is shoved. There have been times when I've seen my buyers bit the "ice" just trying to get up to the front door, that is definetly one turn off for any buyer. During the summer months, work on your front yard by trimming edges and mowing your lawn. Sparkle your lawn by turning on the shower before the open house. Add some bright flowers in your lawn and around the pavement. Something as small as a doormat can create an impression over your potential buyers.
