Sellers ~ Are You Turning Off Your Potential Home Buyers?

 According to the Standard & Poor's/Case-Shiller home-price index, the housing market has experienced a 10 percent rise in house prices from 2012 to 2013. With the regular increase in home
prices, the real estate industry has transformed into a seller’s market. Sellers have an upper hand in most of the metro areas throughout the country.

However, price appreciation does not mean that the sellers would get multiple offers for a smelly and cluttered house. If you are planning to sell your house this year, it is best to avoid some common homebuyer turnoffs and increase your chances of closing the deal.

7 Major turnoffs for homebuyers

  • House full of odors (smoking, pets, food): One of the major turnoffs for homebuyers is the smell. Nobody would like to enter a house with pet or smoking odor. It is important to get rid of any odors and keep the pets out of the house while the house is shown. Remove cat litter boxes and dog food bowl from your house. Try not to smoke in your house while it is on the market and remove any ashtrays or cigarettes out of your house.

  • Outdated appliances and light fixtures: If you are planning to get the maximum price for your house, it is best to replace outdated fixtures and appliances. The buyer might even like your house without these upgrades, but you will not be able to get the best price for your house. It is best to spend $1,000 in these upgrades and it might increase the value of your home by $5,000.

  • Get rid of wallpapers: The modern buyer prefers clean wall without any wallpapers. Wallpapers are personalized and it is quite rare that your buyer might enjoy the same shades. Get rid of wallpapers and it is best to paint the walls with white color.
     
  • House with personal items: A buyer would like to picture their family within your house. How can they do so with your family photos hanging on every wall? It is best to remove family items such as photos, personal effects, and artifacts while the house is on the market. The buyer should be able to picture their family living in your house.
     
  • Sellers sticking to the house during showing: Most of the buyers would avoid a guided tour to the house. Sellers often find it fruitful to add their self-worth statements turning off buyers. If you are planning to sell your house for the best price, have faith in your real estate agent and empty the house during the showing.
     
  • Misrepresenting the house in listings: Buyers rely on online listings and image of your house. Sellers often tend to upload unrealistic images and misrepresent their property over the internet. It might turnoff potential buyers and they might even spread the same word about your house. Make sure to add realistic images of your property with your listings.
     
  • Miserable curb appeal: It is often said that the first impression is the last impression. The same holds true for your property. Nobody would be interested in a house with a poor curb appeal. Make sure to trim the grass and take care of your lawn or roof of the house. All of these factors add to the curb appeal of your house.
