If you remodel it, will they come?

A lot of homeowners think so, only to find they are wrong. It depends more on what you remodel and how you spend.

"My first suggestion would be to take out the cabinets," said real estate agent Vicki Spurlock.
She says that upgrading a kitchen can be a great return on your money.

"It's utilized by homeowners every day," she explained.

Using an example of a dated kitchen, Spurlock said opening it up, losing the wallpaper and adding granite countertops and stainless appliances will breathe new life into a room. She also said her buyers would want an electric cook top to be replaced with gas.

If you have carpet in the bedrooms and it's stained or dirty, Spurlock said you should replace it.
Probably the least expensive update would be paint.

Spurlock also recommended making sure that there is some type of home office. Offices have become a big selling point for many homes – someplace the owner can put a computer and store important documents, even if it's simple.

Nice landscaping is another plus, and so is a fireplace.

Where you can lose money is if you over-spend, unless your home is in the million-plus range.
Swimming pools, upscale garage additions, and master suite additions that cost more than the average home are items that Spurlock said will not typically bring in a good return on investment.
